RevPAR Calculator

Calculate Revenue Per Available Room (RevPAR) using either average daily rate (ADR) and occupancy or total room revenue and available room nights.

RevPAR

RevPAR formulas

RevPAR = ADR × Occupancy Rate

or

RevPAR = Room Revenue ÷ Available Room Nights

When ADR and occupancy are calculated consistently for the same period and room inventory, the two approaches describe the same room-revenue performance measure.

What RevPAR measures

RevPAR combines room rate and occupancy into a revenue-per-available-room measure. It is a top-line room-revenue metric, not a profit measure, and it does not include food and beverage revenue, other hotel revenue, or operating expenses.

Sources & methodology

Cornell hospitality materials describe the typical RevPAR calculation as ADR multiplied by occupancy and also as total room revenue divided by available rooms.

Revenue per available room combines room revenue performance and available room inventory into one hospitality metric.

What to keep in mind

  • RevPAR can be calculated from room revenue and available rooms or from ADR and occupancy.
  • It does not include non-room revenue unless explicitly defined that way.
  • Compare properties and periods using consistent definitions.
